Before You Move In
One-time costs to apply and reserve your home.
Application FeeRequired

Covers screening for each adult on the lease. Non-refundable.
Administrative FeeRequired

Holds your home and covers lease preparation. Non-refundable.
Security DepositRefundable

A standard deposit set by the number of bedrooms in your home. Returned per your lease terms after move-out.
Pet ScreeningRequired
$30 one time, if you have a pet
Every household completes a PetScreening profile before move-in. If you have a pet, the one-time $30 fee is paid directly to PetScreening, not to the community. No pets? The fee is waived. Assistance animals are not charged.

Two Quick Answers
When is each fee due?
Application and administrative fees are due when you apply. Your security deposit is due before move-in. Monthly charges are billed with rent on the 1st.
Are assistance animals charged pet fees?
No. Assistance animals are not pets and are exempt from pet fees, pet rent, breed restrictions, and screening charges.
